What makes this facility so attractive is that not only do we anticipate that it will be of the highest quality available in Colorado, but the rental rates will be highly competitive for the following reasons:

1. All tenants are able to share the rental costs of significant and impressive common areas including the reception area; large 14-chair conference room; three lobby areas; kitchen, copy and file rooms. If you elected to rent a Class A space and rented for your own use reception and lobby areas; a conference room; kitchen area; copier room, file room and other common area needed space, your rental charges would be significant; (Class A space is defined as office space with superior amenities and strategic location). There are no comparable Class A buildings on the north side of Colorado Springs or, for that matter, anywhere in Colorado;

 

2. Parking is free. Other comparable rentals charge $60.00 for monthly parking passes and higher rates for hourly parking customers;

 

3. We have an advanced phone system and phones already installed so that it will be easy for you to connect your separate business phone lines/telephone numbers into a existing phone line. If you wish, however, you may use your own phones that an be connected into the existing phone board systems. Tenants in most other commercial buildings are required to purchase their own phones and phone board systems which alone can cost tens of thousands of dollars to purchase and install;

 

4. Since the facility comes fully furnished, the savings to you are enormous in that the value of new furniture depreciates significantly and you can avoid this depreciation loss by using elegant furniture owned by the landlord;

6. The Professional Building, at the easily accessible northeast corner of I-25 and Woodman, is in an excellent location which we hope will increase the number of your clients or customers; (this location is known as the busiest, highest-traffic volume intersection in Colorado Springs);

 

7 The Professional Building is immediately next to an excellent day care center; across the street from the ENT Federal Credit Union; and within a very closer proximity to numerous restaurants and fast food establishments (some within walking distance) and shopping malls;

 

8.  There are miles bike bike and jogging trails in the area and tenants may wish to use these since shower and locker facilities are also available in the new professional building;

The facility is opening on August 30, 2000. Therefore, we will start signing leases after July 1, 2000 for rentals which will commence August 30, 200. we anticipate that the building will be fully rented within a few months after its completion.
